阿布扎比水泥價(jià)格減緩項(xiàng)目進(jìn)程

Cement price slows projects in Abu Dhabi

ABU DHABI - The prices of cement rose to record high of Dh26.50-27 per 50-kg bag in the capital forcing construction industry to slow down work on at least 40 per cent of projects, besides sending an SOS to Abu Dhabi Municipality, a major developmental agency, to bail them out of the current crisis asking to relax its tight project deadlines, incorporate the recent hike in prices into project cost that has aggravated the cost of construction by 40 per cent.
The construction industry legally cannot halt the construction work even when it want to due to non availability of cement.
Industry sources said that several companies have asked the municipality to ease out tight construction schedules and reconsider the contract cost which was factored on the construction material at much lower prices.
"We are working on ten small and big projects for the Abu Dhabi Municipality alone besides over 20 private jobs also and the scarcity of cement particularly during the month of May has led to inflate our costs as prices have sky-rocketed to Dh27 per bag from Dh11.50-12 per 50-kg bag at the start of the month pushing the industry into a marsh," said a project engineer.
On three projects, he said he has temporarily halted the work as little cement is available and the cement agencies are dictating the prices exploiting the uncertainty in the market.
The per square feet cost of construction which was Dh1200 has now went up to Dh2200-2300 since the steel prices have also wrecked havoc with the overall cost of construction.
On one major project, the project engineer said he was losing Dh12 million, if the project is constructed on current ballooning prices. The cost of cement is a major cost factor in a project contributing 20-30 per cent.
Internationally, the project cost is not constant as it is tied with any change in the prices. But, in the UAE the construction industry has no protection against any escalation in the prices construction material, which on many an occasion has resulted into the bankruptcy of even major the construction companies. The industry works on little profit margins due to cut throat competition among more than 200 companies in the emirate and is unable to absorb the abnormal price fluctuations.
At present over 100-housing and office buildings, underpasses, roads, bridges projects worth Dh7-10 billion are in various phases of construction in the city, on which contractors have slowed down the work. While Dh 10-12 billion worth projects are on the anvil on which work is likely to start in year 2005. " It is a real problem for us to work out the per square feet cost... with the regional construction scenario looking bullish, it seems that demand for the commodity would remain on higher side keeping the construction industry under pressure," an engineer said.
Around 13,000 to18, 000 construction workers who are busy on sites at the beginning of the month are resting, since the many companies slowed down their work.
Meanwhile, according to market sources this week prices may fall a little as some consignments of imported cement are likely to reach Dubai from India, Pakistan, Egypt and Saudi Arabia.
In the city, on Sunday cement prices touched Dh25 in the retail market, though construction industry sources said that it was as high as Dh26-27 per bag.
